Hotel Engineering Daily PM Round

Daily preventive maintenance inspection for hotel engineering systems, including boilers, chillers, air handlers, BMS, and guest-impacting conditions.

Round Overview

• Inspection date and time recorded
• Inspector name and shift recorded
• All assigned PM round areas completed
• Open work orders or prior deficiencies reviewed

Boiler System

• Boiler operating within normal pressure and temperature range
• No visible leaks, unusual noise, vibration, or odor at boiler equipment
• Burner, flame safeguard, and controls indicate normal operation
• Boiler room housekeeping and access are clear
• Safety devices and gauges are present, legible, and not damaged

Chiller Plant

• Chiller running status matches demand and schedule
• Chilled water supply and return temperatures are within expected range
• No visible leaks, alarms, or abnormal vibration at chiller equipment
• Condenser water system and pumps operating normally
• Chiller room access, ventilation, and housekeeping are acceptable

Air Handlers and Ventilation

• Air handler units are operating and responding to demand
• Filters are installed, clean, and not bypassed
• Belts, pulleys, and fan assemblies show no visible wear or damage
• Condensate drains and pans are clear and not overflowing
• Supply and return air conditions are acceptable for guest comfort

BMS and Controls

• BMS workstation or interface is operational
• No active critical alarms or unresolved control faults
• Setpoints, schedules, and occupied/unoccupied modes are correct
• Sensors and control points appear to be reading normally

Guest Impact and Escalation

• No guest-impacting temperature, noise, odor, leak, or power issues observed
• Life-safety or fire protection concerns identified and escalated per procedure
• Deficiencies documented with location, symptom, and priority
• Corrective actions assigned or work order numbers recorded
